Koa Flats is our first development in Meadowbank, an under-the-radar suburb above a bush-fringed lagoon, brimming with birds, just two train stops from the city.

No traffic, no drama, no worries. Welcome to the marvellousness — and unassuming magic —  of Meadowbank. And welcome to Koa Flats, a small-but-perfectly-formed development of 14 apartments within a warm red-brick building, three stories tall, beneath a traditional gabled roof.

Taking inspiration from the nearby Ōrākei Basin — surely one of the most tranquil spots in all Tāmaki Makaurau — Koa Flats comes with its own subtropical garden, an outdoor lounge retreat, and communal plunge pool.

Bluey, watery hues carry on through the interior, where light-filled, double-glazed apartments offer, like the Basin itself, a space of respite, an oasis of calm. Somewhere to nestle in with all the fixtures and fittings in place, simply relaxed, low-maintenance living as it should be.

Design Inspiration

The warm red brick that adorns the Koa Flats façade pays homage to the old-school brick homes from an earlier era. Timeless and enduring, brick is low-maintenance and keeps ongoing costs to a minimum, but honestly? ... we just reckon it looks blimmin’ great.

Inspired by the magnificence of the Ōrākei Basin, Koa Flats is set around subtropical gardens and plunge pool. And when it came to the look and feel of the interiors... we brought the outside in.

Soft blues echo throughout the design, reminiscent of the water in the Basin and Auckland’s early evening skies. The fixtures and fittings we’ve chosen are sleek, classic, clean-lined.

Apartments on the top floor of Koa Flats feature raked ceilings and large windows, creating an airy feel, while timber balconies with sliding doors usher residents outside.
