Toi is not just a building—it’s the beginning of something bigger. As the foundation of an entirely new neighbourhood called Maungārongo. “We want to set the tone for the overall Maungārongo development, it is a beautiful spot, and we really wanted to take care of it and show people that we care about the space.” Ockham’s CEO, William Deihl.

Maungārongo Takes Shape
Ockham’s latest partnership with the Marutūāhu Iwi Collective is well underway—and shaping up to be a Tāmaki Makaurau standout. Rising seven storeys and wrapped in a fresh, harakeke-green brick façade, Toi will be home to 65 apartments in a mix of studio, one-bedroom, two-bedroom, one plus flexi-room, and three-bedroom layouts. A welcoming residents’ lounge adds the finishing touch.
Now, we don’t usually open our doors before the last nail’s in place—but Maungārongo is a bit special. So in March we hosted an early sneak peek, giving the public a chance to step inside and see how things are coming together ahead of our anticipated Q4 2025 completion.
The response? Huge. Over 300 people came through, heading up to the sixth floor to check out the incredible views over the city, the Waitematā Harbour, and the Waitākere Ranges. They got a look at the freshly finished residents’ lounge and a couple of ground-floor apartments too. There was great conversation, plenty of Daily Bread treats, and a steady flow of flat whites to help power everyone up the stairs.
By all measures, a successful day, Toi was warmly embraced by those that came by. We are now eagerly anticipating our Community Open Day later this year to show off the finished product.
